Peter (Pete) Alexander is the Vice President of Alexander Properties Group Inc. He has been active in real estate in Atlanta since 1980. The past several years, Pete has been exclusively responsible for the administration and disbursement of over $38,000,000 in capital improvements. Andrew (Andy) Alexander is President of Alexander Properties Group, Inc., a full-service real estate company specializing in the management, acquisition, and brokerage of multi-family properties.
Andy has been in the real estate industry since 1977. He started as an investment broker with Ackerman & Company. After forming his own company in 1982, Andy consolidated all the corporate operations into Alexander Properties Group Inc, LLC in 1988.
Andy has personally handled the transaction of over $1.1 billion of investment real estate in the last 43 years. He is licensed in the states of Georgia, North Carolina, South Carolina, Alabama, and Tennessee. He attended Mercer University and Georgia State University.
Andy has developed a tremendous network that has allowed APG to successfully market investments after the management’s completion of its value-added capital improvement program.
MARY BETH NICHOLAS
Mary Beth Nichols is the President/CFO for Alexander Properties Group, Inc. Prior to her 21 years with APG, she was a financial analyst and had extensive hotel and restaurant operations experience. She is a graduate of Salisbury State University in Maryland with a major in finance and minor in computer science. She began her career with APG as controller, focusing on management accounting with an emphasis on cash management, financial statement preparation, internal controls, and auditing procedures. In 2006, she additionally took over all asset operations for the 25 properties. Since then, she has had great success turning around troubled assets combining her financial role with operational needs. In 2016, APG took an 822-unit asset in Atlanta, GA that was losing $60,000 a month into cash flowing $30,000 per month withing 6 months, increasing its value from $41 million to $50 million and it was sold 3 months later. Also, we were able to increase the value of a 304-unit apartment complex in Tuscaloosa, AL by $4 million in 9 months so it could be sold at a profit. We were able to make these quick improvements by having a strategic plan she wrote to really address the problems as they were very different in these two examples. We do also manage some owned assets, which give us the insight to manage fee deals as carefully as we would if it were our own money.
In the last 4 years, we have worked on building a rehab department so we can focus on doing value add fee management as we continue to grow that aspect of our business. We have taken on about 13 deals since 2016 that the buyer wants to rehab and sell in about 5 years.
Director Of Human Resources
Emily Alexander serves as our Director of Human Resources. Emily received her Essentials of Human Resources Management at Kennesaw State University. Emily is an active member of the Society of Human Resource Management. Emily is a highly-skilled, accomplished, accountable and results-oriented Human Resource professional with over 16 years of experience that encompasses a strong emphasis in strategic planning, organizational development, cultural enrichment and succession planning.
Emily is responsible for our organizational development, enhancing the policies and practices that shape our leadership. Partnering with operations, she ensures our leaders have human resource training, leadership training with a focus on enhancing communication and coaching strategies. Emily has aligned human resource initiatives including Recruiting, Training, Compensation, and Performance Management with strategic objectives. She plays a key role in helping define our culture at Alexander Properties Group. In addition, Emily is responsible for our retention benefits, compensation, and regulatory compliance.
Vice President of Operations
Vice President Operations and currently oversees operations in Al, FL, and GA, she has 32+ years of experience in property management. Amy has extensive experience with lease-ups, repositioning of distressed properties, and acquisition throughout the Southeast market and has managed a variety of asset types.
She began her career in multi-family as a Leasing Consultant with Dominion Management, she worked her way up through the onsite leadership positions, then promoted to the Marketing and Training side of the business where she spent over 7 years in leadership positions such as Senior Regional Director of Marketing and Training for AIMCO & Director of Training and Marketing for Stonemark Management and APG.
Amy has a proven track record for maximizing cash flow through high occupancy, aggressive rent growth and expense moderation in her leadership role as Regional VP of Operations at APG for the last 17 years.
Amy has served on several Apartment Association boards in the metro Atlanta area throughout her career. Amy has a strong background in executive-level portfolio management, associate recruitment and training, in addition to solid performance in the design and affordable housing programs. Amy holds an Associates of Arts degree for Interior Design.
Construction Rehabilitation Manager
Andrew Wilson is an experienced Construction Rehabilitation Manager with 8+ years of experience ranging from estimating, preconstruction, government, residential, and multi-family contract disciplines. At Alexander Properties Group, Andrew oversees all construction processes in Georgia from start to finish including bank/capital improvement items, exterior, interior, structural, engineering, and new construction improvements, as well as educating clients about their different options.
Andrew has worked with reputable agencies, including Brasfield & Gorrie, Overhead Door Company, Wells Fargo, Century 21, Maryland, Virginia, Georgia State Government principalities among others. Andrew helps owners make and manage risks. As well as, make sure the decisions made match the budget and goals for their property. You can expect 100% transparency, no horror stories, and nasty surprises when working with Andrew.
Becky Clardy brings 32 years of comprehensive experience in the multifamily industry to Alexander PropertyGroup. Becky has a strong track record of turning around underperforming assets. Becky’s background includes extensive experience in property operations, asset management, revenue management, training, talent development, acquisitions, and dispositions. Becky has held various roles, ranging from leasing to leadership. Becky worked as an EVP and COO when she previously spearheaded building two management companies, RADCO Residential and The Life Properties. She oversaw 16,000 units at RADCO and 5,700 units at The Life Properties. From “Building Better Living “to “Living Life Right” both companies reached record performance under Becky’s leadership. Growing and overseeing both companies' management curriculum and leadership teams. Becky is best known for inspiring others to surpass any performance indicators set. Her hands-on approach and focus to detail is what sets her apart. Especially when it comes to training and giving the necessary tools to achieve expectations. Genuinely caring about the people and teams makes all the difference when taking underperforming assets to new levels of success.
Daniel White has served as a controller at Alexander Properties Group for the past 13 years. He brings over 25 years of experience of the financial accounting and system management spectrum.
Daniel received his BBA in Accounting from Georgia State University in December 1993. In 1994, he joined United Corners, a commercial Real Estate and Development company with assets in excess of $%100 million. During his tenure of 11 years, he earned his CPA designation. In addition to financial accounting, Daniel managed system conversion, implemented new billing systems, enforced lease compliance and assisted optimizing financing objectives during lease negotiations.
As Controller at APG, Daniel oversees the financial accounting operations and technology implementations. He has managed the execution of several systems migrations and multiple property conversions as well as managing the server domain for the company. He works extensively with owners regarding due diligence over dispositions and acquisitions of assets. Additionally, he oversees the state compliance of all assets as well as audit compliance.
